I’m based in the Midlands, and my taste in property is fairly straightforward. I like work that can be explained, rentals that are properly run and improvements that solve a real problem.
Bigger isn’t automatically better. Sometimes the interesting decision is what an operator decides not to do.
I started the Playbook because too many property conversations skip the bit that makes the story useful: the decisions between buying something and getting a result.

What changed?
The initial problem, the choice someone made and the work needed to put it into practice.
What actually happened?
Reported outcomes stay distinct from independently established facts. A promising plan is still a plan.
Would it travel?
The costs, timing and circumstances that stop a useful idea becoming an expensive copy.
A bit of ordinary life.
Long walks, old cars and time away from the next project. There’s room for those things here too.
